CHANGING THE FACE OF MAIN STREET – A SOPHISTICATED, URBAN, MIXED-USE PROJECT
Internationally known Trepp Developments LLC President Rodrigo Trepp has announced his expansion from South America to Florida’s West Coast. He has assembled a local team of real estate experts with plans to develop a variety of luxury residential and commercial developments throughout Sarasota and Tampa Bay.
“My vision for our new Sarasota headquarters begins with the creation of the SOTA Hotel & Residences, which will be our first Trepp Developments project,” he commented. “We assembled what I call a best-of-the best “A” team to design and market a sophisticated mixed-use project to include a boutique hotel and luxury residences located in the heart of downtown.”
Located at 1703 Main Street, SOTA will include a 16-story tower with Hoyt Architects named as the building designer and Architect of Record. The interiors are designed by New York City-based and award-winning Andre Kikoski Architect. “Embracing Sarasota’s casual sense of refinement, we created gracious residence floor plans while appointing the spaces with a clean palette of soft neutral tones to offer a distinctly elevated approach to downtown living,” he explained.
SOTA includes 35 spacious residences and 120 hotel rooms as a Tapestry Collection by Hilton and managed by Commonwealth Hotels. Residents and visitors will find a 4,500 square foot restaurant offering a unique culinary concept. Owners will enjoy cutting-edge design with the convenience of hotel services at your doorstep.
Trepp also announced he has named Michael Saunders & Company, known as the premiere luxury real estate firm on Florida’s West Coast, to sell the two-and-three-bedroom residential condominiums starting at approximately $1.8 million. The sales gallery will be located at 1734 Main Street and set to open on March 1, 2023. A temporary sales office is located at 1605 Main Street. Check out thesota.com or call 941-462-3900.
Michael Saunders is the founder and CEO of Michael Saunders& Company and remarked “Trepp Developments is bringing a compelling and unique offering to downtown Sarasota market by combining luxury residences with the amenities and personal services of a boutique hotel centrally located on Main Street. We anticipate a strong market response to SOTA for buyers seeking refined design and an active, urban lifestyle.”
Simon Bacon, Executive Director of Developer Services at Michael Saunders & Company, is excited to work with Rodrigo Trepp. “From the first time we met, our visions were aligned on creating something special for Sarasota, which led us to assemble the incredible team of industry leaders in their respective fields. SOTA will provide residents, and the community as a whole, many unique and wonderful lifestyle opportunities, which will surely become a landmark on Main Street.”
URBAN, SOPHISTICATED SARASOTA LIVING
“SOTA will embrace the joys of contemporary urban living in the most sophisticated city on Florida’s West Coast,” Trepp commented. He will encourage residents to “live in the heart of what’s next.” Architect Gary Hoyt commented that “from the beginning, Rodrigo Trepp cared about design, which is a very important step. He was willing to tackle a fairly complex project with multiple concepts within the building.” Hoyt remarked that “Sarasota’s Upper Main Street is being reinvented with the creation of SOTA and offering a level of quality not yet seen on Main Street. This mixed-use building will be an exciting place to be around and tell the right story about what’s happening in downtown Sarasota. “
He says this will be an exciting and playful building. “Hotels are often cutting edge, where visitors go to test the lifestyle. SOTA will be a great example of how to test our urban architecture. Trepp Developments is committed to a quality project and brought in a great team of people. They are experts in the hospitality, condominium and management side. All team members are knowledgeable in their field and knowledgeable about the area.”
As the developer, Rodrigo Trepp is excited that SOTA will offer residents easy access to the cultural and culinary joys of Sarasota in this oh-so-walkable neighborhood. The Main Street location offers a way to explore downtown from the waterfront and arts and cultural offerings to a variety of sophisticated and causal restaurants nearby.”
SOTA will offer a tropical palette emphasizing a relaxed sophistication and the indoor/outdoor lifestyle of Sarasota. Residents will find custom materials, textures and surfaces inspired by the natural beauty of Florida’s West coast.
SOTA HOTEL & RESIDENCES
SOTA will sit at the corner of Goodrich and Main Street at the eastern gateway to downtown Sarasota. The building will stand above a four-level, 144-space parking structure that will offer valet parking for hotel guests and dedicated parking spaces for the residential units.
Separate hotel and residential lobbies will be located on the ground level with hotel and reception amenities on the fifth level floor. There will be six floors of condominium residences starting on the eleventh floor.
Amenities will include a restaurant and lounge that will be the centerpiece of the fifth floor, a pool and expansive pool deck with exterior dining. A fitness center and a private residential massage room and meeting space. A private residential club room with catering kitchen and an outdoor terrace will be located on the 16th floor for spectacular sunset and water views.

“After 16 years of experience, I know that teamwork is the dream work and I am proud to announce my “A” team in Florida will be led by Sarasota-based real estate consultant Jay Tallman as the team leader, representing my company: 1703 Main Developers LLC.” In addition, Tampa’s United Landmark Associates has been retained as the marketing agency for the project and St. Petersburg-based C.C.
